Theme Concept
“Well body, well earth” was a phrase coined in the US not long ago. It communicates the vital message that our health and that of the planet are inextricably connected. Everyday, it seems, we hear new and worrying developments in the approaching ecological disaster – rainforest the size of Belgium devastated each year, global warming from greenhouse gases, with the real danger of worldwide flooding as the polar caps melt, pollution causing acid rain that is killing forest, rivers and lakes, polluted air, water and food. The list continues to grow, and what once we thought were isolated events in other parts of the world, are now reaching our own doorsteps. “Green” issues are suddenly everywhere in the media, and there are finally encouraging signs that the message has reached the general public, governments and industry.
Cascadas del Mar has been planned and designed with awareness of these issues vital to the health of ourselves and the living planet we share. We all care about our homes, and for most of us, our homes represent the biggest investment we ever make; they are center of our concern and our well-being. It is unfortunately true that the environmental sickness of the planet has spread to our homes, in terms of the toxic materials we build with, the water we drink and bath in, and the food we eat. Our homes are so much a part of the planetary problem that we should be saying “well body, well home, well earth”. If we are conscious of the needs of our homes and the needs of the environment, it will be the first step in changing the world.
The Cascadas del Mar team of owners, architects and engineers are well aware of the relationship we share with the environment, and are committed to ensure the critical natural resource of the Cascadas del Mar properties remain pristine. We have planned and designed 51 luxury condominiums, terraced into the hills, overlooking the Resort Club, Rainforest Green Reserve, and the Pacific Ocean. CDM Phase I occupies only 14,455 square meters (3.6 acres) or 18% of the 79,854 square meters (19.7 acres) of the property area. Fully 82% (14.8 acres), (60,235 square meters) remain as a “Green Reserve” untouched by development”. This is achieved with terraced design concept that reduces the residential land area footprint by 75%, by utilizing the roof structure of the units below.
The Phase II CDM property contiguous to Phase I to the north, has a land area of 121,714 square meters (30 acres), with about 11 acres being developed on the higher elevation pasture land. The Phase II Resort / Condominium will also be designed with the same commitment to well-being, comfort and pleasure that is integrated and harmonizing with the natural environment. Fully 19 acres of its springs, rivers, waterfalls and exotic flora and fauna will remain undisturbed as currently planned. Phase I CDM owners and guests will have access to explore and experience the biodiversity of the tropical reserve over carefully planned, hiking and horseback nature trails, along the river and topography leading up to an elevation of 400 meters and the Phase II Resort/ Condominiums.
Phase II Resort is over 400 meters, as the toucan flies, from the Phase I Resort. The Topical Reserve rises from an elevation of 220 meters above sea level to 400 meters at the Phase II Resort.
RESORT/ CONDOMINIUMS DESIGN CRITERIA
The following design criteria have been utilized by CDM Resort Club and Condominiums.
Design for harmony with planet
Terraced housing, integrates into the hill slope providing more efficient land use footprint and better energy conservation with ¾ of the floor area of each unit being build above the unit below. The back service area is excavated into the earth with retention all that reduces cooling energy costs.
Use “green” materials and products nontoxic, nonpolluting, sustainable and renewable, produced with low energy and low environmental social costs, and biodegradable or easily reused and recycled.
Use efficient control systems to regulate energy, cooling, water, airflow and lighting, and sewage treatment.
Integrate the buildings with the local ecosystem, by planting native trees and native ornamental plants, compost organic wastes, garden organically, and use natural pest control – no pesticides.
Recycle “graywater” and use low-flush toilets. Collect, store and use rainwater.
Use “Grander Water” ® Living Water Systems for all water treatment for consumption, pools and irrigation.
Collect solar energy for at least 20% of the electrical energy required.
Design for the spirit
Use Feng Shui – the latest design trend that’s thousands of years old – to elicit physical or emotional responses based on form and decorating choices, using such elements as color, texture, shape, water, plants, paintings and much more.
Use the 5 elements to create harmony and balance: fire, earth, metal, water and wood to enhance the flow of chi – the universal force that connects us to all things.
Use color and textures of natural materials fabrics, fibers, canes, grasses, timber, reeds, stones, plaster, tiles, pottery and earth use natural dyes, paints, and stains to create therapeutic color environment.
Bamboo is used extensively in the flooring, screens and blinds; rattan baskets and furniture have easy-living qualities. Native teak and bamboo from local plantations are used throughout.
Connect the Resort with the natural world using terraced landscaping with ornamental plants, vine and flower covered pergolas, flowing, cascading, recirculating rainwater into retention ponds with fountains and tropical fish. The ponds oxygenating plants floating-leaf plants, and bog plants are used for well balanced pond ecology. The tropical koi fish eat any mosquito.
Design for health of the body
Allow the spaces to “breathe” with open-air structures and fans throughout using natural air flow and ventilation. Only using air-conditioning when absolutely necessary in certain spaces. The high ceilings of the “Rancho” style buildings will allow great ventilation of humid air through openings in the roof.
Prevent the build-up of static and EMF from domestic equipment.
Provide safe and healthy air and water, free from pollutants, chlorine, and pH balanced. See “Grander Water”® Living Water System.
Create a quiet environment, protected and insulated from external noise using large tropical plants in pots on the terraces and pergolas covered in bougainvillea.
Bamboo screens are thickly planted where the property bounds the public road and the Yoga Center.
Dense tropical planting will also insulate the condominiums along the bridges to the elevators and stairs and entry bridges.
Design to allow sunlight and daylight to penetrate spaces with pergolas covered in clear plexiglass and thus relying less on artificial lighting. (See the Resort Club Bar and Penthouse Sun Terraces)
Use plants for health. Indoor plants filter and purify the air by sedimentation and absorption. Leaf surfaces trap dust and other particles in the air. Plants convert sunlight into chemical energy, absorb carbon dioxide in the air, and they replace it with oxygen. The perimeter planter boxes thickly planted on the terraces of each condominium level, will transpire through there leaves and drinking via roots, thus helping to regulate humidity, modify temperature, and balance ions in the air. Soil, too, cleans the air and its vapors, especially carbon monoxide, a main constituent of cigarette smoke.
Ornamental plants and soil in fact make a perfect ecological air-conditioning system, and will fill the terraces surrounding the terraced condominiums. The scents and fragrances of plants and flowers will also enhance the quality of the air, and attract butterflies and birds.
